Why a lease agreement template from the internet is not enough
Lease relationships are governed fairly extensively by Act No. 89/2012 Coll. (the Czech Civil Code). Landlords have significantly limited contractual freedom, and the law is mandatory in many respects (grounds for termination, security deposit, repairs). A poorly drafted agreement can restrict a landlord’s ability to terminate a tenancy. In practice, I regularly see template agreements from the internet that do not reflect current Supreme Court case law, or that are missing key clauses on the handover condition, the method of paying for repairs, and penalties. I will draft an agreement that specifically protects you.
