Easements and how they affect a property’s value
An easement attached to a property can significantly reduce its market value, or conversely protect an important right. We distinguish personal easements (for example, a right to live there for life, which terminates on the death of the entitled person) and real easements, which pass with the property to each subsequent owner. When buying property it is absolutely essential to check the Land Registry extract and the list of registered easements. In practice, I have seen properties with no mortgage that carried an easement for access or utility lines that the buyer had completely overlooked.
